Note from Real
Business Plans - This copy of
an adventure resort business plan is one used for
a real
company that I started with some
college friends.
This business plan is for a
collection of resorts and was created to attract
funding from investors. We
only started the skiing resort which
is still in operation today. The
financial link at the bottom is only
for sample P&L's from other
plans; to complete your resort plan
you will need more than a P&L.
Our free
Financial Guide will give you
more information. Once you are at this
stage, read up on the
Offering
Memorandum and Subscription
Agreement which you need to
accept payment for shares from
investors. A business plan alone
is not enough.
Our free

Any Company - Adventure Travel Group
Business Plan
Executive Summary
Any Company Adventure Travel Group (BL) is soon to become a leader in the
fastest growing segment of the travel industry: Adventure Travel. Growing at a solid
15-20% per year, the demand for adventure travel destinations far outweighs the current
supply.
Due to this segments infancy in the industry, there is no single
travel outfitter that offers a broad range of adventure travel options. Yes, there are
companies who sell differing packages, but they are the brokers.
Somewhat like Hyatt Hotels, BL will own and operate a number of
adventure travel resorts providing a consistent level of quality and service. An
outstanding vacation that the guest can count on whether skiing in Canada or surfing in
Costa Rica.
BL has five resorts/lodges slated for immediate development. These
properties include our flagship snowcat ski resort in British Columbia called Bl
Lodge. It has taken two years to complete the process for obtaining a perpetual lease on
55+ square miles of pristine forest service land. As of October 1999, it was made official
through a countrywide press release; BL was granted the land tenure. Bl Lodge will
be the 9th destination snowcat ski lodge in BC. British Columbia commands 90% of the
worlds market share in the snowcat ski industry. These lodges are consistently sold
out, year after year
. The demand outweighs the supply.
The other lodges include a fly fishing lodge in Montana, Costa Rican
surf resort, Caribbean yacht charter and a mountain bike lodge in Utah. BL is approaching
each property on an individual basis; some will be
developed from the ground up, others will be renovations of existing
properties.
The BL goal is to develop the five lodges within the next 2 years. By
our fourth year, BL will be prime for DPO (direct public offering) or a buy-out from a
larger travel/hotel company looking to expand into the adventure travel market. Either
way, the exit strategy looks very profitable.
For convenience, the plan is divided into the following segments:
· Company Overview · Bl Lodge · Utah Bike Adventures
· Big Fly Lodge · Costa Rica Surf and Adventure Resort · Adventure Charters · Appendix
Any Company
- Adventure Travel Group
Overview
Any Company will act as the branded mother company for all of its
adventure properties. Based in Lake Tahoe, Nevada, the BL headquarters will oversee all
functions of the properties including bookkeeping, sales, marketing and reservations.
Included in Any Companys responsibilities is the selection of the consultants and
professional teams to design and
develop each project; entitlement issues, recruitment and training of all personnel
(including operations staff) and maintenance.
Marketing and Advertising
Our target market primarily consists of heads of household between the
ages of 35-54 years old and have high household incomes (averaging $107,000+/yr.). Their
trips range from 3 or more nights. Secondary
markets include the broader, younger enthusiast. The average market
breakdown originates from the following geographical areas:
· 45% from North America · 40% from Europe · 4% from Asia · 3% from Australia · 8% from other countries
The Companys marketing plan will comprise a mix of FAM tours,
direct mailings, Internet, print ads, as well as free film and print publicity.
FAM tours are complimentary packages for industry professionals. We
plan to offer these tours to writers from the nations largest sports and travel
publications including Ski Magazine, Mountain Living, Snowboarder, Couloir, Outside,
Hekler, Islands, Conde Naste, National Geographic Adventure, Powder, Surfer, Surfing,
Flyfishing, Mountain Bike and others. So far, three of the magazines have
committed to articles written about Baldface Lodge. Publicity generated from similar
articles has contributed to many bookings for similar resorts.
The direct mailings will be geared for the travel agent market,
magazine subscription lists and clubs across the world. The mailings will include a number
of brochures and FAM tour invitations for the industry professionals. The travel agent
will be our front line for sales, therefore we will offer better than average commissions
(15%) during our first two seasons of operation. Mailings will include package deals with
group discounts.
The direct mailings will be sent worldwide; our brochure will be
translated into Italian, German, French, Japanese, and Spanish. We are working with
sporting goods distributors around the world who would be able to provide the starting
platform for an international marketing campaign.
The web site will also generate a number of sales. The key to Internet
sales is an impressive look with a product targeted to the people surfing the web.
Adventure vacation packages are one of the products that generate a lot of interest on the
web. The following is a quote from a ski trade magazine (see appendix):
"Seventy percent of down hillers say they have access to the
Internet and one-third of those who have that access had visited the homepage of the
resort where they were skiing. The majority were between the ages of 25 and 54 with higher
than average incomes."
Our web site will be the most cost-effective form of our advertising
campaign. We will build a custom web site with up to the minute weather conditions, live
web cameras, booking availability and trip details. To pull the potential customer to the site, we will have a unique web cam
for each property. The web cam takes a picture every 60 seconds and is instantly available
for viewing at the site.
Print ads will be placed in various sports/travel publications. Our
target market reads these magazines, and in most cases, these publications act as a travel
organizer for the guest (from accommodations to gear).
Currently, we have had numerous commitments from film and photo
professionals to include footage from our resorts in their next projects. Ruben Sanchez,
one of the most respected sports photographers in the world, will be shooting the Santa
Cruz Snowboarding team at our BC location in March, 2000. Also at Bl Lodge, Standard
Films (a ski/snowboard filmmaking company) is filming part of their next feature. A
printed article in Snowboard Canada, Heckler Magazine, and Snowboarder have been added to
our pre-opening media trip roster!
The key to BLs success lies in cross marketing our different
resort products. As other resorts advertise in sport specific magazines, our approach is
different. By creating an image of high quality adventure travel, available consistently
at our different properties, we will gain an edge. A customer will be able to recognize
the name and book their next vacation/adventure with us. We will be advertising all lodges
in their sport specific mediums, however, we will be advertising the entire product to the
adventurous
traveler!
A Skier will see an add for Bl Lodge in Powder magazine and also see an add for our
fly-fishing lodge, the surf lodge, the yacht, and the mountain biking adventure camp!
These customers very often participate in these other activities or would like to. We will
afford them the opportunity. Special marketing campaigns may include a special
"lifetime membership" after visiting all lodges. Membership may include an
embroidered jacket, discounts on future return trips, or a photo on the wall of each
lodge.

Exit Strategy
There are two possible exit scenarios:
1. DPO (Direct Public Offering) 2. Buy Out
DPO
If a Direct Public Offering is agreed upon, BL will seek
capital to add new properties and cash out investors. Each investor would have the choice
of retaining some or all of their ownership. The exact amounts involved would have to be
agreed upon at that time.
Buy Out The buyout option may present itself even sooner that projected. Currently there is a mass
consolidation-taking place in the travel/lodging industry. Large hospitality companies
like Starwood and Intrawest are acquiring existing properties at an alarming rate
(Starwood has committed to acquiring over 300 properties within the next year).
Intrawest,
dealing mainly in the golf & ski travel industry, has recently closed a deal with CMH
(Canadian Mountain Holidays). CMH, the worlds largest Heli-Ski outfitter, has sold
off 50% of its operations to Intrawest for an impressive $40 million. Intrawest also has a
stake in resort properties such as Squaw Valley, Mt. Tremblant, Snowbird, etc.
In either scenario, owners of BL will be able to cash out
handsomely.
Bl Lodge, British Columbia
Executive Summary
Bl Mountain Lodge (sometimes referred to as the
"Resort" or "Lodge") is the vision of Any Company, LLC, (the
"Company" or "BL") a group of private investors from Lake Tahoe.
Any Companys goal is to develop a 1st class backcountry resort, nestled in the pristine
wilderness of British Columbia, Canada. The Resort will be leading the new trend in
tourism called Adventure Travel; for the traveler who wants more than the
run-of-the-mill vacation.
The Lodge will set in the midst of 55+ square miles of mountains,
meadows, lakes and streams leased from the BC provincial government. Activities to be
offered will include ski touring, guided snowcat skiing, mountaineering, rock climbing,
hiking, fishing, snow-mobiling, and mountain biking. To add to the experience, the Resort
will accommodate only 36 guests personifying the attention to detail, gourmet dining,
comfortable rooms and the best service.
A skilled and creative group of experienced planners, designers,
builders and managers has been assembled by Big Land to develop and operate the Lodge.
Background
The Kootenay region of British Columbia has long been the focus of a
wide range of outdoor recreational activities. Traditional uses such as hunting, fishing,
hiking and mountaineering have been augmented by newer activities such as snowmobiling,
telemark skiing, cat skiing and heli-skiing. In recent years there has been increased
interest in the provision of such outdoor recreation opportunities on a commercial basis.
This trend is keeping with the rapid, worldwide development of the tourism industry into a
segment known as adventure travel.
Adventure travel is the term used to describe a wide grouping of
commercial outdoor recreation products from cat-skiing to whale-watching, that currently
account for 10 to 20% of the U.S. travel industry. In British Columbia, adventure travel
generated direct revenues exceeding $380 million (CDN) in 1997. As
such, British Columbia is the
adventure travel market leader in North America earning substantially more than any other
state or province.
Adventure travel is a relatively new phenomenon. It is experiencing
very rapid growth since it is a type of tourism favored by the affluent,
activity-conscious "Baby Boom" generation. In British Columbia, adventure travel
is expanding at a rate of between 15 and 20% per year. By the year 2000 it is forecast to
be generating over a half billion dollars in direct revenues.
A study undertaken by Tourism Canada on Adventure Tourism in Western
Canada (1994) notes that B.C. currently accounts for 85% of the western Canadian adventure
tourism product. This study also identified the geographical criteria necessary for the
successful operation of various adventure tourism activities, and revealed that for
mountain-related activities (skiing, hiking, etc.) the Kootenay region has the highest
quality product in British Columbia. It is not surprising therefore, that substantial
interest exists in the development of new adventure tourism activities, particularly
snow-based commercial recreation activities on Crown Lands in the Kootenays.
Snowcat skiing involves the use of caterpillar tracked, 12-person
vehicles to transport skiers to the top of mountains to access powder skiing. Snowcat
skiing represents the intermediate step between the top-end heli-skiing product and
lift-serviced skiing.
Snowcat skiing is fast becoming a popular alternative to both
heli-skiing and destination ski resorts. The whole idea is simple: Small groups of skiers
are chauffeured through the backcountry of a vast mountain range and guided down wide-open
bowls of powder. One can ski for a week without ever waiting in lift lines or worrying
about congested runs. All skill levels, beyond beginner, can take advantage of the snowcat
experience due to the advent of powder skis that float effortlessly through the deep
powder.
Snowcat operations in the United States are becoming popular as
off-chutes of established ski areas such as Aspen and Snowbird. These are
snowcat-only operations; no lodging or meals are included. Only in South
Eastern BC does one see all-inclusive style snowcat resorts. The typical resort charges
$500/day (CDN) and includes basic accommodations, meals and guided skiing. Most snowcat
packages last from 3 to 6 days, allowing for an average of 12,000 vertical feet of skiing
per day.
The snowcat resort popularity has been fueled by the rising costs of
conventional ski vacations. The average cost for two people to ski and stay in Vail for 3
days can easily exceed $364 per person/day (including hotel, food and lift ticket). Ski
areas are also more crowded due to the explosion of the snowboard market. No longer can a
skier enjoy a day on the slopes; each run has to be executed with care to avoid potential
collisions with others on the slopes. Quality of service has also diminished in the light
of cost cutting and downsizing.
Site Selection
The key for the Resort is to have access to Crown Land. Crown Land is
similar to Forest Service Land in the U.S. In BC, over 90% of the land is Crown Land
available for long-term lease. For our operation, a total of fifty five square miles of
Crown Land is needed for the snowcat access area.
Site selection is crucial in many respects, including the right
combination of peaks, ridgelines, vertical, streams, meadows and accessibility. But, just
finding a suitable area is not enough
Once the area has been located, the process of
attaining tenure with the Ministry of Environment, Lands and Parks of BC is
next. This process takes from
one to two years, requiring studies and management plans that satisfy all of the
governmental powers involved. Achieving land tenure is key. The process begins by
submitting an Expression of Intent (EOI) with the government. Due to our tenures
optimum location and terrain, this lease carries a value of 1 million dollars.
Continuing the process, the environmental impact studies and overlaid
maps detailing use, migration paths, vegetation, roads, precipitation and lodge location
had to be completed. We had to complete and redraft the management plan twice before being
granted tenure. This land tenure gives the company all legal, commercial rights to a
fifty-five square mile area with 10-20 year leases that can be renewed every three years,
in effect an unlimited lease on the land.
This area is conveniently located just north of Nelson, BC. From
Nelson, the area is 10 minutes by car, then 20 minutes by off-road vehicle or, a quick
seven-minute helicopter ride. The city of Nelson, incorporated in 1897, located on the
West Arm of Kootenay Lake in the heart of the Selkirk Mountains in Kootenays, about two
and a half hours north of Spokane, Washington. Aircraft access is limited to a small
airport in Nelson with a 3,100 ft. runway, accommodating 12 to 15 passenger planes and
private jets. The next closest airport is located at Castlegar, only 30 minutes from
Nelson, accommodating commuter (Air Canada and Canadian Regional Airlines) and private jet
aircraft.
Nelson is the perfect accentuation for the resort; offering air
transportation, nightlife and plenty turn-of-the-century ambiance. Nelson made a name for
itself by being the location for the movie "Roxanne" starring Steve Martin.
The resort will be situated on the center of the
land tenure. This area of Canada, averaging 700 inches of snow per season, has many
majestic mountain ranges perfectly suited for snowcat skiing, as well as most summer
sports.
The Bl Mountain Lodge Experience
Winter
Our resort will take advantage of all that is available to
create a skiing experience unsurpassed in quality and service. The main lodge will be a
16,000-sq./ft. log cabin with 20 guest rooms, game room, sundry shop, dining and meeting
facilities.
The skiers adventure begins with being picked up in town by
helicopter, which whisks the group to the main lodge. Once settled in, the guests convene
in the dining room for the first four-course meal of their vacation. After dinner,
everyone heads to the great room for introductions to their guides and basic backcountry
tips, instructions, etc. The instructions include information about use of the avalanche
transponders, the terrain to be covered during the upcoming days and ski rental fittings.
The guests mornings start with a hearty breakfast, followed by loading the cat for a
day in the mountains.
On average, the group will get in 3-4 runs by lunchtime. Each run is
carefully selected, by certified guides, to the ability of the skiers. Lunch is served at
the cat, then back to the skiing for another 5 runs. Once back at the lodge, some
après-ski cocktails in the game room or hot tubing to relax the muscles! Soon after, the
dinner bell chimes and the group is amazed with another exquisite dinning experience. The
following days are just like the first, no one goes home unsatisfied.
Now for the skier with a family
We will be the only snowcat
resort to provide daily kids ski camp. Kids between 5-16 yr.s will have the
same opportunity for a great ski vacation, without their parents missing a turn. There
will be a groomed area, near the lodge, equipped with a tow lift. Under qualified
supervision, kids will get to ski, slide, eat and just play while their parents are off
tackling the backcountry.
Summer
Our summer guests will have the opportunity to relax or enjoy
all of the outdoor sports and recreation they can handle. From the Lodge we will offer
hiking and mountain biking, from our day-lodge, guests can go fishing or water skiing in
one of our boats, jet skiing, lounging at our sandy beach, swimming, aircraft
sight-seeing, golf or enjoying all that the city of Nelson has to offer.
Our main lodge will be the perfect place to get away from the hustle
and bustle of the city. We will offer corporate retreats for play or work in a great
atmosphere.
Also, throughout the summer we will host numerous events and seminars
in the arts and environment.
The day lodge is located at the entrance to our land, directly on the
Kootenay Lake, facing Nelson. This property, to be purchased by the Company, has a private
beach, dock and a small log cabin. Equipment at the beach will include a ski boat, fishing
boats, sailboards, inflatable rafts and shade umbrellas. The log cabin will house the
snack bar for the guests.
From the day lodge, our van will take the guest into Nelson. While in
town, guests can shop at some of the many quaint boutiques or soak up some of the
old-world charm. All throughout Nelson are more than 350 Heritage buildings; some dating
back to 1897. The restoration of private residences, churches, businesses and government
buildings has given this city a look and feel dating back to the turn of the century.
Residential heritage structures, range from the Hoover Street residence built in 1891 for
a Member of the Legislature to the Mill Street cottage built in 1900. Two of
the most striking heritage churches are the Nelson Congregational Church (1900) with
its tower, stained glass windows and the column Cathedral of Mary Immaculate (1898).
As for golf, Nelson is home to the Granite Point Golf Course and within
30 minutes of six other courses. Granite Point, an 18-hole course (par 72/6,209 yards)
with spectacular views of Kokanee Glacier, is five minutes from downtown Nelson.
Also, we will offer aircraft sightseeing packages. These packages would
include a tour over the area and local glaciers via airplane or helicopter. Other packages
will include guided and charter fishing tours, heli-hiking in backcountry glaciers and
guided mountain biking.
Objectives
The Company is currently mapping roads and the lodge site, construction
and development is to commence by June 2000. By winter 99/00 the Lodge will be ready
to take on skiers from magazines and film for early publicity. The lodge will be able to
take on paying guests in December 2000. Expansion, to be considered in June 2000, will be
in the form of adding cats and accommodations at the existing location.
The following is the proposed development schedule, to be implemented
after financing is secured:
- Design completed - Approval/Permit completed - Road mapping currently underway - Construction* Spring 2000 - Start-up/Trail Cutting Summer 2000
*The construction phase will include cutting cat trails along with the building of the
Resort.
Competition
Direct competition within the area consists of seven resorts. The
snowcat operations vary from ones without lodging to all-inclusive resorts. Our true
competition is actually the all-inclusive resorts. These resorts offer lodging, guided
snowcat skiing and meals. Currently there are only four heli or cat-ski operations in the
Kootenay region and 24 total operations in BC. The following is a list of cat operations
in BC:
· Cat Powder Skiing, Inc. in Revelstoke: 36 maximum occupancy on 40
square miles. · Duncan Lake Lodge in Meadow Creek: 8 maximum occupancy on 12 sq. miles. · Great Northern Snowcat Skiing at Trout Lake: 24 maximum occupancy on 50 square miles. · Island Lake Lodge in Fernie: 36 maximum occupancy on 7,000 square acres. · Ratalack Alpine Adventures in New Denver: 24 maximum occupancy on 40 square miles. · Selkirk Wilderness Skiing in Meadow Creek: 24 maximum occupancy on 30 square miles. · Sno Much Fun in Cranbrook: Day operation only, no lodge or food.
All of the resorts run at 90+% occupancy throughout the winter season.
In 1994, heli and snowcat operations drew over 65,000 visitors spending over 64 million
dollars.
Indirect competition includes heli-ski outfits. The helicopter
operations are more expensive, up to $1,000/day, and at the mercy of the weather. If
conditions are bad, the helicopter cant fly, the skier cant ski!
Our resort will differ in the service. Investigation into our targeted
guests has shown that quality service and attention to details far outweighs cost
concerns. Some areas of quality service include the food, staff, amenities, and our kids
program.
Development Team
The development team that we have assembled insures quality and

Operating Performance
The Company believes Bl Mountain Lodge will be one of the most
profitable backcountry ski resorts built in North America. Factors that will contribute to
the success of the Lodge include customer-service driven management, gourmet dining,
location, one of the largest tenures and the opportunity for off-season revenues.

Big Fly Lodge, Montana
Executive Summary
This lodge, located in Montana, will cater to the ever-growing fishing
adventure market. We will offer fly and bait fishing on lakes and streams
located on the grounds of the lodge. As always, the guests will enjoy all-inclusive style
lodging and guided fishing excursions.
Background
Montana provides a backcountry fly fishing experience like no other
place on earth. Big Fly lodge will be situated in the heart of the arguably the greatest
trout fishing available anywhere. Big fly lodge will provide the rest of the luxury
backcountry experience. A gourmet chef will prepare fresh, healthy, tasty meals in a
serene beautiful lodge for guests after a full days fishing expedition. Massages
will be available for tired legs and arms after battling monster trout! Big Fly lodge
takes the guesswork out of fly fishing for our guests by hiring local guides with years of
Montana fishing experience. Guests will be provided with the flies, and the technique to
catch the fish of their dreams.
Big fly lodge enters a market that is currently booming. Fly fishing is
the fastest growing segment of the fishing industry. Destination fly fishing lodges have
long been the dream of countless fishermen around the world. Fishing a local stream and
catching a 16 inch trout is a thrill that can only be surpassed by the stories of the
"lunkers" that swim the remote waters of Montana. Big Fly lodge will provide the
fishing experience that many fisherman have dreamt about for years!
The entire family can enjoy the beauty and excitement that is Big Fly
Lodge. Children who learn the techniques at a young age can grow old with the skills
gained at this lodge. The memories will last a lifetime. What father and son fishing team
havent daydreamed about fishing unspoiled waters, catching fish that take both hands
to lift from the glacier fed waters? For that matter, women are the fastest growing
segment of the booming fly fishing market; so the whole family can enjoy Big Fly and grow
old with the memories!
Montana has enjoyed status as the greatest fly fishing in the world for
quite some time. The film," A river runs through it", filmed in Missoula
Montana, sparked the imaginations of people worldwide, and planted a seed that Big fly
Lodge will sow. Many locals in Montana take the recent influx of tourists as a threat and
are less than thrilled to have sport utility vehicles searching the countryside looking
for fishing holes. The locals are notoriously tight lipped about the best spots. Big Fly
Lodge will let the guests in on the secret, with local knowledge and a backcountry
location, which is virtually unknown to all but a few savvy locals. One truth in fishing
is that competition in a stream ruins the fishing for everyone. Big Fly guests can fish
assured of unspoiled, trophy trout fishing.

Utah Bike Adventures, Moab
Executive Summary
Utah Bike Adventures (UBA) will be our first American project located
in Moab, Utah. Moab is known worldwide as the "Mecca" of mountain biking. UBA
will offer multi day tours of this national treasure. Guests will be treated like royalty
as they bike from camp to camp, led by certified guides. Bike ranch guests will not be
burdened by carrying packs full of gear, or by troublesome bike problems which typically
plague a trip. The Bike Ranch guide will carry all the tools and parts and have the
experience to handle any problem that may occur.
The idea for the Bike Adventures has its roots in whitewater rafting.
Clients will bike from pre-determined camp to camp. Their gear will be waiting for their
arrival each night, and packed up and moved to the next location each morning by the
staff. UBA will supply everything needed and guests can ride their own bikes or on of the
high end custom bikes from the ranch. Each night guests will be treated to a healthy,
tasty meal and will be able to enjoy a massage or some guitar playing out under the vast
western sky!
Mountain biking is fun. The secret is out across the country. Many
people ride local trails in their home areas and are looking for that once a year trip to
go and explore different places. The problem is that it is very difficult for the average
biker to organize and prepare for a mountain biking expedition. UBA will take all of the
guesswork out of preparing for a trip. The guests will be provided with anything or
everything they need. Tents, cooking equipment, solar showers, and other luxuries await
the weary, but exhilarated Mountain Bikers upon their arrival to that nights camp.
As the demand increases for our domestic tours, the ranch will offer
annual trips to exotic locations. A Mountain bike trek in Nepal around 27,766ft. Makalu,
or perhaps a fall crossing of the European alps! The possibilities are limitless!

Adventure Charters, South Florida
Executive Summary
For the water sport adventurer, we plan to offer private, crewed, yacht
charters. These charters will be on our 75-foot yacht, accommodating up to six guests for
weeklong cruises; or 25 guests for daylong party cruises. The guest will enjoy island
hopping in the Caribbean, water-skiing, scuba diving, deep-sea fishing and relaxing, all
on their own yacht.
The current sailing charter business offers everything from crewed
trips to "bareboat" charters.. The existing market is fighting itself to gain
customers. Most advertise in publications such as Yachting, and get their bookings
from those ads, internet sales or return business. Adventures Charters will be different
in that it will enjoy being part of our entire family of adventure travel destinations.
Clients will know what to expect before arriving at the dock. These charters will involve
the clients from day one, planning the ultimate cruising experience for sailors and first
timers alike! The yacht will be bases in the Florida keys, offering high-end charters of
the Caribbean to destinations such as St. Lucia, Nassau, and other islands.
The charters will include everything that the savvy sailor could ask
for. The 75-85 foot sailing vessel will be capable of sailing anywhere on the planet and
specialty charters will be its specialty. As the Atlantic hurricane season arrives, the
charters will continue on the Pacific side after a cruise through the Panama canal. The
yacht will arrive at our Costa Rican resort just in time to offer surfing charters to and
from Southern California. Possible destinations from the Pacific side include an inside
passage to Alaska, sailing of the San Juan or the Queen Charlotte islands! We hope to be
able to offer global circumnavigation tours where high end guests can pick the parts of
the voyage that they want to sail!

Costa Rican Surf and Adventure Resort
Executive Summary
Surfers have been heading to Costa Rica for years. The true "hard
core" migrated from Southern California, and some were perseverant enough to find the
pacific shores of Costa Rica. The word is out among the elite surfers of the world, and
the word is fast falling on the ears of the general population. Situated three hours from
San Jose, where the international airport is located, Costa Rican Surf and Adventure
Resort awaits. The resort is situated on prime Costa Rican land. Offering panoramic views
of the renown Manuel Antonio National Park, and just far enough from the touristy Jaco,
this location is only fifteen minutes north of the famous black sand "playa
hermosa" beach. It is the ideal location for a surfing lodge, with additional
adventures including; mountain biking, birding, and hiking, and some of the best deep sea
fishing on the planet! Guests will enjoy the private cabañas and first class
accommodations within the resort, as the friendly staff attends to their every need. A
gourmet chef will prepare healthy snacks and fine dining for the guest. Most guests will
need the energy to enjoy all that the resort has to offer!
As wonderful as the resort and surrounding property are, most guests
will enjoy the water much, much more! The surf in Costa Rica is legendary. Clean, warm
water with long consistent waves is what attracts surfers from around the world.
Surfing is enjoying growth like never before. With the development,
pollution and crowding of the U.S. coastline, surfers from both coasts are traveling to
exotic locations to practice their craft. The same is true for international surfers, and
Costa Rican surf is becoming known as some the best in the world. A chance to surf these
waves is what many yearn for. The fear of a foreign land, crime, and lack of local
knowledge keep them away. The guests will be enjoying paradise, complete local knowledge
and with all of the luxury that destination adventures offer.
Site Selection
The lodge site is a mountaintop parcel with panoramic views of both the
Pacific ocean and the Rainforest. It is located 20 kilometers south of Jaco, close to the
town of Esterillos Oeste. The Company is currently undergoing negotiations to secure this
property and three adjacent parcels to secure privacy and future construction sites.
